GUILLEN covers all of South Florida — Miami-Dade, Broward, and Palm Beach counties. We are most active in Miami-Dade, including the City of Miami, Coral Gables, Brickell, Wynwood, Hialeah, Doral, the airport/industrial corridor, and surrounding submarkets. We handle both urban and suburban deals across all three counties.

Yes — both. On the commercial side we work with multifamily, industrial, retail, office, medical, development land, hospitality, and mixed-use portfolios. We also handle residential sales, purchases, and investment rentals. Our platform spans brokerage, development (THE BRONZE TITAN), capital markets (GUILLEN Capital), and property management.

Listings & Access

Some properties require signing a Confidentiality and Non-Disclosure Agreement before you can access the full offering memorandum. When you click on a gated listing, a modal appears on the page where you:

  • Enter your name, company, email, phone, and role
  • Draw your digital signature with your mouse or finger
  • Check the agreement box and submit

The whole process takes about two minutes. You get immediate access to the property details after signing. Your signed NDA is sent to office@guillenre.com automatically.

Off-market opportunities are available to qualified buyers and investors who have signed our NDA. Visit the Fuera del Mercado page and submit an access request. Our team reviews each request and reaches out within one business day. Access is granted based on your investment profile and the properties currently available. You can also set up a Deal Alert to be notified the moment a matching property becomes available.

We update listings regularly but property information — including price, availability, size, and zoning — is subject to change without notice. All listing data should be independently verified before making any decision. GUILLEN does not warrant the accuracy or completeness of any listing information. Yes. For any listing, click "Request Details" or "Contacto Listing Team" on the property page, or book a call directly. For gated listings, you'll need to sign the NDA first. Tours for commercial properties are typically arranged by appointment with 24–48 hours notice.

Visit our Alertas de Operaciones page and fill out your investment criteria — asset type, market area, price range, and any additional requirements. We'll notify you as soon as a matching property becomes available, before it's announced publicly. You can also opt in to receive off-market alerts, which require a separate NDA.

Buyers & Investors

In most commercial transactions, the buyer's broker is compensated through a co-brokerage fee paid from the seller's side — meaning buyer representation typically costs you nothing out of pocket. Yes. We have experience assisting buyers who need to identify and close on replacement properties within the strict 45-day identification and 180-day closing windows of a 1031 exchange. Let us know your timeline and criteria upfront — if you're in an exchange, speed of access to inventory matters significantly. Set up a Deal Alert or contact us directly to prioritize your search.

We don't publish a hard minimum — it depends on the asset type and circumstance. Our active inventory ranges from $350,000 (residential/condo) up to $10M+ (portfolios). For commercial brokerage, we are generally most active on transactions above $1M. For smaller residential or rental transactions, contact our team and we'll tell you candidly whether it's a good fit.

Yes. South Florida is one of the most internationally active real estate markets in the US, and a significant portion of our deals involve international buyers — particularly from Latin America, Europe, and the Middle East. GUILLEN does not directly provide financing — we are a brokerage, not a lender. However, we can refer you to trusted lenders and capital providers who are active in the South Florida commercial market, including local community banks, regional lenders, debt funds, and private capital sources. Sellers & Owners

We approach listings with an institutional standard of packaging regardless of deal size. This includes:

  • A professionally produced Offering Memorandum (OM) with financials, photography, maps, and market context
  • Gated listing on guillenre.com with NDA-protected access
  • Direct outreach to our qualified buyer database and investor network
  • Listing on LoopNet and Crexi for broad commercial market exposure
  • Social media promotion across Instagram, LinkedIn, and Facebook
  • Coordination with co-operating brokers who represent active buyers

Our approach is direct and operator-minded — we target the right buyers, not all buyers.

Visit our Sell page and submit a valuation request. We'll review the property and contact you to discuss our Broker Opinion of Value (BOV) or Broker Price Opinion (BPO). For commercial properties, this typically involves reviewing the rent roll, operating expenses, lease terms, and comparable sales. We do not charge for an initial valuation conversation.

Commission is negotiated on a per-transaction basis and varies by asset type, deal size, and complexity. We are transparent about our fee structure from the first conversation — there are no hidden fees or surprises. Contacto us to discuss your specific property and situation.

Yes. We regularly handle confidential listings where the seller does not want broad public exposure — for tenant relations, competitive, or personal reasons. In these cases we market exclusively through our private buyer network and qualified investor contacts under NDA. Contacto our team to discuss a confidential listing arrangement.

Brokers & Agents

Yes — GUILLEN cooperates with all licensed real estate brokers and agents and honors existing client relationships. If you are representing a buyer or tenant, please identify yourself and your client at the very beginning of any inquiry. Co-brokerage compensation is agreed upon in a separate co-brokerage agreement before any introduction. We do not circumvent established broker relationships.
